Rental Terms & Conditions

 

Rental Definitions

  • Short-term rental: 1 to 30 nights
  • Medium-term rental: 1 to 12 months
  • Long-term rental: Over 12 months

 

Guest Information

To confirm a reservation, guests must provide:

  • A valid passport or ID copy
  • Confirmed credit card details
  • Number of guests and notification of any pets (advance notice required, additional costs may apply)

All guests must also provide full contact details and travel information prior to arrival.

 

Falsified Reservations

Reservations made under false information will result in forfeiture of any deposit or payment, and the booking will be cancelled without access to the property.

 

Property Damage

Guests must return the property in good condition, showing only normal wear and tear.

  • Any damages will be deducted from the security deposit.
  • If damages exceed the deposit amount, guests will be liable for the balance.

Guests must notify Dune Collections immediately of any damage, even if considered minor.

Dune Collections is not liable for direct or indirect damage resulting from misuse of property equipment.

 

Arrival, Check-in & Check-out

  • Check-in: Between 15:00 and 16:00
  • Check-out: By 10:00

Guests should confirm their check-in time at least 72 hours before arrival. Early check-in or late check-out may be arranged upon request, subject to availability and potential additional fees.

 

Payment Terms

To secure a booking:

  • Full rental balance is due 60 days prior to check-in.
  • Security deposit is due 7 working days prior to check-in.

Local tourist taxes (e.g., €2 per guest per night in Cascais, Lisbon, Comporta) must also be paid in advance.

 

Number of Guests

Reservations must accurately reflect the number of guests.

  • Occupancy is limited to available beds.
  • Dune Collections must be notified of the number of guests at the time of booking.

 

Minimum Age Requirement

The primary guest making the reservation must be at least 26 years old.

 

Property Items & Access

  • Property contents belong to the owner and must not be removed or relocated without permission.
  • Locked areas are off-limits.
  • Lost keys will require full lock replacement at the guest’s expense.
  • Locked-out guests will be charged for locksmith services.
  • Mailbox use is not permitted unless authorised in writing by Dune Collections or theowner.

 

Maintenance & Special Requests

Guests must report any issues immediately.

  • Repairs may take up to 48 hours if third-party services are needed.
  • Dune Collections reserves the right to access the property for maintenance or emergencies, with prior notice to guests whenever possible.

 

Electrical Appliances & Amenities

Properties are equipped with listed appliances and amenities. Requests for additional items require advance notice and owner approval.

 

Smoking Policy

Dune Collections properties are non-smoking indoors. Guests may only smoke in designated outdoor areas.

 

Pets

Pets are only permitted with prior written approval from Dune Collections or the property owner. Additional cleaning fees may apply.

 

House Rules

  • Quiet hours: 22:00 to 09:00
  • Guests must behave responsibly and respectfully.

 

Check-out Procedure

  • Check-out by 10:00, unless otherwise agreed.
  • Guests must:o Close windows and switch off appliances

    o Leave keys and remotes as instructed

    o Secure the property

Failure to vacate may result in additional charges. If necessary, Dune Collections may remove belongings and change access at the guest’s expense.

 

Cleaning

Properties must be left in a clean condition, except for normal use.

  • Additional cleaning services are available at extra cost.
  • Guests are responsible for proper rubbish disposal.

 

Belongings Left Behind

Guests must take all personal items upon departure.

  • Dune Collections is not responsible for items left behind.
  • Return of lost property is available upon request, at the guest’s expense.

 

Security Deposit Return

Deposits will be refunded within 48 hours after check-out, provided the property is left in acceptable condition.

• If damage is found, the deposit will be refunded after resolution.

 

Cancellation Policy

  • Full refund: Up to 90 days before arrival
  • 50% rental credit (voucher): Up to 60 days before arrival
  • No refund: Cancellations less than 60 days before arrival

Note: Specific properties may have unique cancellation terms detailed in their rental agreements.

Reservation extensions are subject to availability and may reflect different pricing.

 

Liabilities

Dune Collections’s responsibility is limited to the property and guest relationship during the stay.

  • We are not liable for external factors like building maintenance, noise, construction, neighbours, or other third-party issues.
  • Property photos and descriptions are accurate at the time of booking but minor updates may occur without affecting overall quality.
  • Dune Collections will not compensate or relocate guests based on personal taste or neighbourhood preference.
  • Dune Collections is not responsible for incidents such as injuries, theft, fire, or utility disruptions.
  • External service failures (gas, electricity, internet) or errors by third parties are beyond our responsibility.
  • Misconduct or non-compliance with these terms may result in immediate termination of the stay without compensation.

 

 

Pools & Hot Tubs: Waiver of Liability

Use of pools and hot tubs is at the guest’s own risk.

  • Guests accept responsibility for any injury or incident.
  • Special caution is advised for children, pregnant women, those under the influence of substances, and anyone with health conditions.
  • Guests waive any claim against Dune Collections and the property owner for accidents or incidents related to pool or hot tub use.

 

Property Unavailability & Legal Matters

If a booked property becomes unavailable due to circumstances beyond our control, Dune Collections will attempt to offer a comparable alternative.

  • If no alternative is accepted, a refund will be issued (excluding costs for dates already used).
  • Any difference in value between properties is the guest’s responsibility.

Guests agree to behave responsibly by accepting these terms.

 

Written Exceptions

Any exceptions to these terms must be documented in writing and approved by Dune Collections.

 

Applicable Law

Dune Collections operates under Portuguese law.

• All disputes will be settled under the jurisdiction of the Portuguese courts.
